The approach

Precise in the details.
Firm in the follow-through.

A serious legal position is built on preparation. The approach is direct: understand the record, assess responsibility and be ready to pursue the appropriate next step.

01

Establish the facts.

Start with the agreement and a reliable chronology. The lease, written communications, relevant financial records, photographs and official inspection findings can help identify what happened and what the law requires.

02

Identify responsibility.

Examine each party’s conduct and the legal basis for a potential claim. A management-company structure does not replace that analysis, and an individual’s job title does not decide the result.

03

State the position directly.

Precise correspondence sets out the concern, the tenant’s position and the response sought. Firm representation should make the issues understandable and preserve a useful record.

04

Prepare the next step.

Consider negotiation, available civil remedies and litigation according to the circumstances. The course of the matter is guided by preparation, legal judgment and the client’s interests.
